Small-town charm with a Newport Beach address
Corona del Mar, or “CdM” to locals, is a seaside neighborhood of the City of Newport Beach with its own ZIP code, 92625. Its village center runs along East Coast Highway, where boutiques, cafés, restaurants, and everyday services sit just a few blocks from the ocean bluffs.
From Coast Highway, residential streets slope toward Ocean Boulevard, where public viewpoints such as Inspiration Point look out over the coastline and Corona del Mar State Beach. Because CdM is part of Newport Beach, homes are served by City of Newport Beach services and the Newport-Mesa Unified School District.

Irvine Terrace
Near Newport Harbor, with a mix of mid-1950s originals and newer custom homes, many oriented to harbor views.
Shore Cliffs & Cameo Shores
Ocean-side neighborhoods south of Coast Highway toward Crystal Cove. Cameo Shores was first developed by the Irvine Company in the 1960s.

Sand, tide pools, and ocean views
- Corona del Mar State Beach ("Big Corona"): a half-mile sandy beach with parking, restrooms, showers, and picnic areas, operated by the City of Newport Beach.
- Little Corona del Mar Beach: a small cove at Ocean Blvd. and Poppy Ave. with tide pools at low tide and a path down that has no stairs.
- Marine Protected Area: beaches from Corona del Mar State Beach south are protected, so tide pools are look-don't-take.
- Inspiration Point (3001 Ocean Blvd.) is a favorite spot for coastal views and sunsets.
Local icons
- Sherman Library & Gardens: a 2.2-acre botanical garden on East Coast Highway with a tropical conservatory, succulent garden, and seasonal displays.
- Roger's Gardens: a nursery and garden center on San Joaquin Hills Road known for its seasonal displays.
- Crystal Cove State Park is just down Coast Highway, and Fashion Island is a few minutes away in Newport Center.

- Village shops and restaurants along Coast Highway are close enough to walk to from much of the Flower Streets.
What to know before you make a move

For buyers
- Walkability depends on the street. The village core scores a 95 Walk Score, while the Cameo neighborhood scores 16. Decide how much "walk to coffee and the beach" matters to you.
- Views and micro-location drive price. Ocean, harbor, and bluff views can separate two similar homes on neighboring streets.
- Plan for the coastal zone. Nearly half of Newport Beach, including much of CdM, is in California's Coastal Zone. Depending on the lot, larger remodels or rebuilds may need a Coastal Development Permit, especially on first-row shoreline lots.
- Confirm schools by address through Newport-Mesa Unified's school locator.
For sellers
- Market the lifestyle. Lead with the distance to the village, the beach, and the viewpoints, not just square footage.
- Price by neighborhood. A Flower Streets cottage and an ocean-view Cameo Shores home are different markets with different buyers.
- Address salt-air wear. Exterior paint, windows, and hardware take a beating near the coast, so fix them before photos.
- Show the views well. Twilight and view-focused photography helps buyers feel the location online.
